First thing I would guess is get a pre-approval, so you know the ballpark figure your looking at. Not sure how Kentucky is but around here taxes are all over the place. My house in one town might be 2500$ a year. 4 towns over and your looking at 7000$ a year and then add in pmi insurance (unless you have 20% down) adds a bit to your monthly payments.

If you get a USDA loan you may not need pmi. With a USDA loan you may be able to do zero down depending on credit

If you get pre approved you will know the terms of the loan. How much money that you have to work with and also your down payment and closing cost will be. Good Luck!

Look for new roof check the insulation R-value windows r value the better the insulation the cheaper the power bill. I do electric and hvac work everyday so if it has a zinsco electric panel do not buy it do not buy any house with a Goodman air conditioner they are great pieces of ****. Check out the breaker box make sure you have open spaces and that only one wire goes to each breaker unless it's a gfi breaker. Check for termites age of water heaters and any other Appliance that you're planning on keeping.

Probably want to stay away from janitrol also. But my Goodman is 20 + yrs old. My dad had an hvac business for 40yrs so I got parts and a home warranty. If you buy a home with a warranty don't let it laps. I've used mine quite a bit,for hot water tank dishwasher,microwave and roof.

Janitrol is Goodman you must have got yours before the evap coils became ****. I change 5-10 a week in the summer and I change 2-3 a week right now I have some that I've changed out less than 3 months ago and redoing them again. I no longer will install any Goodman Amana or dakin product even if the customer ask for it I tell them to call someone else if they want cheap junk. I like Broan Frigidaire my cheapest one is air temp it's the same just different warranty. But not gonna go through it all.

Avoid any sign of water intrusion. Including those with sump pumps in the basement floor. Ask me how I know . Been flooded out a few times.

I went from the first page of this thread to almost the end before an ad came up that made me refresh the page, but I have came a long way since then.

I was working at McDonalds, making minimum wage, and sleeping in my jeep from time to time, to meeting a girl to being a dad to being engaged.

It has been a very interesting road to get here but I wouldn't change anything about it.

You guys were the only ones I had for a long time, and after re reading this thread, I am very thankful for you guys leading me into the right direction. I'm a better person overall.

Anyway I just wanted to say thank you guys!!!
